Terms of Service

Section 1

Who we are

• ZoneDeck and LenderDeck’s searches and reports are sold by North Shore Agentic LLC, an Illinois Limited Liability Company.
• By creating an account, you agree to these terms.
• If you’ve signed a separate agreement with us, it wins wherever it differs from these Terms.

Section 2

What you’re buying

Monthly plan

• $99 per month. It includes ZoneDeck and up to 100 LenderDeck full reports a month.
• Your 100 full reports start over each month on the day of the month your plan started. Unused reports do not carry over.
• You can have up to 5 reports in progress at a time.
• A report we cannot finish does not count.

ZoneDeck

• ZoneDeck comes with the Monthly plan.
• ZoneDeck has no monthly limit on properties or documents.
• On the Monthly plan there are no daily limits on searches or properties opened. You can read up to 500 documents a day. A speed limit applies to very fast use, and we may contact you about unusually heavy use.
• Free try and single report accounts have daily limits: up to 25 new zoning searches, 100 properties opened and 100 documents read per day.
• Daily counts reset at midnight Chicago time.
• Running the same search, opening the same property or reading the same document again on the same day does not count again. A document you’ve read before is free to reopen at any time.
• If you reach a daily limit, everything you already opened that day stays open. The rest opens again after midnight Chicago time.

LenderDeck

• A single report is $15.
• The Monthly plan includes up to 100 full reports a month at no extra charge.
• Some counties have no lien records for us to pull. Reports for those properties are free.
• The order screen shows the price of each report before you order. That’s the price you pay.

Both products

• Prices are in US dollars and do not include any tax that applies.
• On a free try or single report account, typing an address on the LenderDeck order screen counts as looking up a property, even before you order. Looking up a property in either product uses the same 100 a day, not 100 each.

Section 3

Your card

• You type your credit card on our payment processor’s secure page, not on ours.
• We keep only the credit card type, the last 4 digits and the expiration date.
• When you add a credit card, your bank may show a temporary check of $0.00 or $0.01. It’s canceled right away.
• Nothing is charged until you pick a plan or order a report.

Section 4

The free try

• Each new credit card gets one free try of ZoneDeck.
• The free try is one property. Each Zone Search shows the address of the 10 nearest properties it finds. Open any one property to see its full page.
• Downloads are not part of the free try.
• A credit card already used on another account does not get the free try. You can still pick the Monthly plan, or order a single report for $15.
• When the free try is used up, you’ll see the price and choose whether to pay. Nothing is charged automatically.

Section 5

Automatic renewal

• Before you pay for the Monthly plan, you’ll see exactly what you’re agreeing to and check a box that says you agree. It reads:

• After you pay, and every time your plan renews, we’ll email you a receipt with the price, the date your plan renews next, and how to cancel.
• If a payment is held for review, your access opens once it clears. We’ll email you the same day, usually within a few hours.
• If a renewal payment is declined, your Monthly plan stops and we’ll email you. Add a new credit card on your Account page and pick the plan to start again.
• If we change a plan’s price, we’ll email you at least 60 days before the new price applies to you, so you can cancel first if you choose to do so.

Section 6

Canceling

• Cancel any time with the Cancel button on your Account page.
• You keep access until the end of the period you already paid for.
• No refunds for time already paid.
• We’ll email you to confirm, with the date your access ends.

Section 7

LenderDeck reports

• When you order a single report, we place a hold on your credit card for its price. A report included in your Monthly plan has no hold and no charge.
• We take the payment when your report is delivered and email you a receipt.
• If we cannot finish your report, we release the hold and you are not charged. Your bank may take a few days to remove it.
• If a report payment is held for review, the report starts once the payment clears. If it is not approved, the report does not run and you are not charged. We’ll email you either way.
• We do not promise a delivery time. Most reports are ready within minutes, but some take longer.
• If a report covers a different property than the address or parcel number you ordered, email support@northshoreagentic.ai and we’ll redo it for the right one at no charge. A report for a new address is a new order.
• We do not refund a delivered report, other than the free redo above, unless we choose to.

Section 8

Where the information comes from

• Everything is assembled from public county and state records.
• Those records can be incomplete, late or wrong at the source. We show them as the county published them.
• Our software reads those records automatically, and it can miss or misread one. We do not promise a report catches every lien, sale or other record on a property.
• What’s covered depends on the county.
• This is information, not legal, title, tax or appraisal advice. It is not a title commitment, title insurance, a tax determination or a certified appraisal.
• We are not acting as your appraiser, attorney, broker or lender. You’re responsible for decisions you make using a report.
• Use a report to screen a deal before you order title work, not in place of it.
• Check the figures before you rely on them in a lending or buying decision.

Section 9

Using your account fairly

• Your limits belong to the account, not to each person. If a team shares one account, they share its limits.
• ZoneDeck and LenderDeck are for business use only.
• You may use a report to assist you when deciding on a loan against the property it covers, but the report may not be the determining factor in your decision.
• We are not a consumer reporting agency, and our reports are not consumer reports. Do not use owner information to decide someone’s job, insurance or housing, or as the basis for a decision about a person’s own credit.
• You may share a report with people working on the same deal who are at your company or one of your professionals: your title company, attorney, co-lenders, investors, auditors, regulators and the borrower.
• You agree you will not resell reports, build a database from them, or copy the service in bulk. Do not pull data from the site or from reports with automated tools.
• We may suspend an account that breaks these rules.
• If you misuse a report and someone makes a claim against us because of it, you cover our costs.

Section 10

What we’re responsible for

• ZoneDeck and LenderDeck are provided as is. We cannot promise they’ll always be available, complete or free of errors.
• As far as the law allows, the most we owe you for any claim, including a claim that we were careless, is what you paid us in the 12 months before the claim occurred. That is the only remedy you have against us.
• The limit above does not cap what you owe us if you resell or copy our data.
• As far as the law allows, we are not responsible for lost profits, lost deals or other indirect losses.
• Reports are for the account that ordered them. People you share a report with cannot make a claim against us based on it.
• If we close your account when you have not broken these terms, or we stop offering the Monthly plan, we’ll refund the unused part of any plan you paid for.

Section 11

Your information

• The addresses you look up and the reports you order are private to your account.
• We do not sell them. We share them only with the services we use to build your report.
• We do not tell a property’s owner that you looked it up.
• Your reports stay in your account so you can open them again.

Section 12

Questions about a charge

• If a charge looks wrong, email support@northshoreagentic.ai before you dispute it with your bank. Most problems are fixed faster that way.

Section 13

Changes to these terms

• If we change these terms, we’ll update the date at the top of this page and email you about important changes.
• These terms follow Illinois law.

Section 14

Disputes

• Disputes are settled by arbitration in Cook County, Illinois, under the Commercial Arbitration Rules of the American Arbitration Association. Either side can still use small claims court.
• Both sides give up a jury trial.
• No class actions: each side brings claims only for itself, not as part of a group lawsuit.
